In 2002 there was one agent other all the agents refer to those houses that could afford to be listed; upside down houses now commonly called ‘short sales’. Few other agents even knew what the term short sale was let alone not a new one so to help the prospects find the appropriate agent they all send the leads to the go-to-guy in that real estate niche.
I personally know one agent who continues to receive property management referrals for new business years after he sold his property management company. Why? Because there are so few experts and property management niche.
Today there is a new opportunity for sharp agents to capture untouched area of real estate all to themselves for the coming years. this is being called, “The new short sale” and the “sleeping giant in real estate”
Go your nose up at drug houses quite yet. Recent activity in high dollar real estate is proving that drugs know no boundaries. Several north side and Aboite $100,000+ houses recently came up on the radar as a meth house. Also in Allen County farm was busted and condemned and the owner is no longer making payments to the bank. And it and it’s not just the owners who are the drug users or drugmakers. Sometimes it g is other occupants in the house
For example a wonderful West Rudisill area home was found to have contained her grandson’s meth lab in her garage. Unfortunately both the house and garage were condemned and the elderly owner is no longer making payments on the loan; which by the way has tons of equity.

A few in the field has viewed this as taking advantage of others bad situations. I term the phrase “predatory listing” a year ago when I talked about those unscrupulous agents who don’t fully disclose that a ramifications and lengthy process of short sale. Capitalizing on drug houses is not predatory listing is helping your community and the owners resolve a terrible situation that few other agents or investors know how to do.
NAR has not said much about this topic and a quick search online reveals a staggering number of inadequate real estate agents dealing with meth houses. This unique opportunity presented to you allows you to be a pioneer now or if our in a few years. Pioneers are seen as experts and the go to people in real estate. Followers get us scraps left behind from those hustlers who are cashing in on the opportunities.
These houses become stigmatized and can’t sell through the normal channels, they sit vacant and blight our community. as real estate professionals it is our responsibility to correct matters wherever we can.
